Our Mission
Strategic Mortgage Lending, LLC (SML) works with various institutional private lenders facilitating commercial loans with qualified borrowers. SML understands that underwriting a commercial loan, beginning with the verification and basic decision-making process, involves a matrix of objective and subjective inputs. SML on behalf of private lenders, coordinates the needs of borrowers with the risk tolerance of lending institutions based on low loan-to-value transactions. Our Mission is to thoroughly understand both the financing needs of the borrower as well as the security and collateral needs of the lender. The objective is to ensure each of our lenders gets matched with the appropriate first position investment while the borrowers get matched with the right loan for their real estate investment needs. Our ultimate goal is to make the process straightforward and hassle-free, with minimal paperwork. We look at funding loans from $500,000 to $10,000,000 with a substantially quick turnaround contingent upon the safety of the assets.

The Process

SML finds and evaluates qualified commercial borrowers and then provides its lending relationships with underwriting research. In this role it evaluates financial risks, rates and rules for a loan or investment based on the criteria formulated by its lending relationships.

​Interest rates offered are typically 1% to 3% above conventional rates depending on the structure of the commercial loan. Commercail loan terms range on average from one to five years and loan-to-value ratios of up to 65%. ​

Approval Process: The approval process involves reviewing the submitted application, assessing the collateral assets and moving forward with underwriting if terms are acceptable. ​ ​
